As a "freeholder", I knew my reassessments would not be favorable. Reassessment used five (5) similar properties to determine a "fair market value". The five (5) comparable's for one of my rentals located on a dirt road were lakefront and lakeview properties. Gar Associates, the company hired to do the residential appraisals, used a computer program to select the five (5) comparable properties and calculate a tentative 2008 assessment. The "only" way my rental could have five lakefront/lakeview properties as comparables is if someone manually edited my data record.
